Generating leads as a realtor is easy if you follow the steps below!
As my agency actually has RE clients I can explain exactly what we do and the results, so hopefully this will help.
Most Realtors want seller over buyers, I am going to have to assume you are wanting the same.
Also, I am going to have to assume you have a website YOU are in control of. Make sure you installed the Facebook pixel on your site ( youtube how to do this if you are not sure how to )
Also make sure you set up the pixel (again, youtube is your friend) to show lead conversions on your thankyou page.Now you are going to use Facebook ads for this.
First, you need a Facebook business page. Get that setup, all your details.
Make a post on there as follows
I will suggest you make a 2 mins video explain why you are the best realtor in X area, you don't need to sell your service here… but things like…
“More sellers choose to list their home with me than any other realtors because I do X “
The wording for the post will be. See why more sellers choose me to list their home than any other realtor
Now you are going to use Facebook ads for this.
First, you need a Facebook business page. Get that setup, all your details.
A select Branding Awareness campaign for this.
You are going to target your entire state! - The reason is here is you need a large audience size for this to work, Don’t worry it doesn't cost much.
Next, you are going to select ages over 23 and above, depending on your area you might want to leave the default to 65+
For target you are going to type in Zillow and select that, not click the suggest button, this will give you all the suggested other targeting options.
Click as many as you see fit your idea of what the type of client you want.. so maybe redfin and other as an example
You are going to set your budget at $5 per day
Once you get to the ad part of this, you are going to need to choose to use an existing post ( it will give you that option)
Also put your website url on there if you have the options.
RUN THE AD
Give it a few days to build up traffic. Now head over to audiences on your facebook ad accounts and pick a custom audience.
Pick the video options and choose the setting anyone who watches over 10 seconds of your video.
Select the post/video you ran the ads on. and allows Facebook to now build a custom audience of everyone who watched your video for over 10 seconds.
I love this, as 10 seconds means you don’t get people who accidentally stopped scrolling and aren't really interested.
Now you are going to build a second campaign, this time you are going to choose conversion as your campaign style.
Select the lead conversion pixel in the tracking options
Choose the audience as the custom audience you created in our last part.
Created another post on your site, giving more examples of how fast you were able to sell home and how you got top prices for the sellers
Set your url of the lead contact form on your website
Give yourself a budget of around $20 per day and let it run.Bonus note: increasing the branding budget of $5 will help you as soon as you can.
